Savills Hotel identifies key trends affecting resort real estate

August 2017 – Savills Hotels Asia Pacific collaborated with Onyx Hospitality to organize the second program in the “Meet the Experts” event series to share knowledge and experience on the resort real estate market with Vietnamese investors.

Mr. Mauro Gasparotti, Director of Savills Hotels, shared the reason for organizing this series of events: “We can see the main trends that are forming and will be the factors contributing to impact and change the resort real estate industry in the future. This is also an opportunity for investors who are capable and willing to change, create and lead the trend. We organize this event to analyze and share new trends and opportunities for investors in Vietnam.”

At the event, Savills Hotels shared four key trends. The first trend is the rapid growth of the middle-income group, especially in the Asia Pacific region. This leads to urbanization and the emergence of megacities. According to statistics, more than 55% of Vietnam's population will live in urban areas in the next 10 years, the increase in population density leads to escalating land prices and demand for real estate types at reasonable prices. Therefore, consumers are increasingly accepting accommodation products with smaller areas but focusing on smart design and effective space optimization.

One of the main trends is the need to meet the needs of the Millennial generation, which brings challenges as well as opportunities for investors. Millennials are the generation born in the years 1980 - 1999 and currently account for nearly 40% of the population of Vietnam. This generation is currently an important target in the resort real estate industry due to the combination of ability and spending habits. In addition, this generation is also particularly concerned about health as well as environmental issues.

To attract this group of guests, investors need to focus on providing a variety of healthy dining options, as well as outdoor activities, yoga programs, and high-tech fitness equipment. They are not too concerned about the number of restaurants in the hotel because they tend to prefer to experience local cuisine.

The final trend is technological disruption. With recognition technology, virtual reality, and robotics, operations will become more efficient, with increased reliance on the application of technologies such as automated and semi-automated, biometric recognition, and unmanned transportation.
