Understanding Investment Trends & Managing Multiple Home-Sharing (Multi-Host) Properties

Along with the development of the sharing economy, home-sharing services are also experiencing strong growth and becoming a genuine form of investment in Vietnam. According to a research report by Outbox Consulting, one of the hot trends in Vietnam's tourism real estate market in recent years is individual investors buying or renting multiple apartments in major tourist cities such as Hanoi, Da Nang, and Ho Chi Minh City; then subletting them on a short-term basis to tourists. This short-term rental can generate an additional 20-50% of monthly revenue compared to long-term rental contracts.

By January 2019, the total number of listings on Airbnb had reached 40,804, 40 times the number in 2015. A notable aspect of home-sharing in Vietnam is that most individual investors rent out at least two apartments/rooms simultaneously on different platforms. The Homesharing Vietnam Insights 2019 report by Outbox Consulting also confirms that this figure accounts for two-thirds (69%) of the total number of apartments listed for rent on Airbnb.
