Spread across 98 hectares of rice paddies, lush green hillsides and palm and bamboo groves, Zannier Bai San Ho is nestled along a kilometer of white sand beach. The secluded resort is designed in harmony with the majestic natural surroundings, offering guests a multi-dimensional experience of contemporary Vietnamese architecture while reflecting the rich cultural heritage of the area.
Arnaud Zannier, CEO of Zannier Hotels, envisioned a resort that celebrated the natural beauty and richness of the local culture. From the beginning, his goal was to create a sanctuary where guests could deeply connect with Vietnam’s landscape and traditions. The resort’s 71 freestanding villas, three restaurants, two bars and a spa were designed to blend with the site, preserving the essence of the land while providing a close connection with nature. Zannier emphasized the importance of enhancing culture and natural wonders in the design, with the desire to create a space where guests could deeply engage with Vietnam’s architecture, history and landscape.

The design of Zannier Hotels Bai San Ho is deeply connected to local culture and traditions. Arnaud Zannier spent months travelling across Vietnam to learn about the diverse lifestyles, local customs and traditional building techniques. His immersion in this local culture has greatly influenced the design, with the use of local natural materials such as wood, stone, bamboo and thatch. In addition, artifacts collected from antique markets across Southeast Asia have been incorporated into the decor, adding to the sense of authenticity and intimacy.

The resort features four distinct villa types, each inspired by different aspects of Vietnamese heritage.
Paddy Field Villas takes inspiration from the floating fishing villages of local fishermen. Traditionally built on reclaimed wood stilts, these 49-square-meter wooden villas are designed as a haven in the middle of rice paddies. Pathways wind through the greenery, and large terraces offer spectacular views of the countryside. Green walls and simple furnishings evoke the image of a fisherman’s house, creating a harmonious connection between the inside and outside spaces. Local touches such as Vietnamese conical hats and woven fishing baskets adorn the villas, bringing charm and authenticity to the space.

Perched on hilltops with panoramic views, Hill Pool Villas and Grand Bay Pool Villas are inspired by the Ede longhouses of the Central Highlands. Longhouses, known for their continuous rooms and expandable architecture, have become the prototype for these villas. With their elongated shapes, low tiled roofs and bamboo cladding, the villas blend seamlessly into the surrounding landscape. The rustic interiors feature earthy tones, rough stone walls, bamboo floors and weathered wood. The Grand Bay Pool Villas, built over two floors, have three to four bedrooms, offering spacious and luxurious spaces. Lantern-style lighting and other traditional details accentuate the aesthetic, creating a warm and inviting atmosphere.
Hill Pool Villas and Grand Bay Pool Villas are inspired by the long houses of the Ede people in the Central Highlands.
Beach Pool Villas are modeled after the houses of the Cham people, who live along the central coast of Vietnam. The single-storey houses, built on wooden stilts with thatched roofs and earthen walls, are typically arranged in neat rows with the entrance facing west. Located directly on the beach, Beach Pool Villas offer stunning sea views and private swimming pools. The interiors evoke the simple Cham way of life, with beige and cream tones, painted sea-washed timber and cool linen. The design reflects the Cham way of life, emphasizing simplicity and connection to the natural environment.

One of the most iconic structures at Zannier Hotels Bai San Ho is the Vietnamese restaurant Ba Hai. This 12-meter-high building, inspired by the Bana communal house, has a 9-meter-high ceiling made from bamboo, rattan and wood. The high-pitched rattan roof, supported by cross beams, is not only aesthetically pleasing but also wind-resistant. Overlooking the rice fields, Ba Hai is a testament to traditional Vietnamese architecture and craftsmanship. The impressive timber structure, with long horizontal beams supported by wooden columns, demonstrates the intricacy and meticulous techniques of traditional construction methods.

Over 96.5% of the resort is covered in vegetation, meticulously preserved during construction. To support the project, a temporary nursery was established, providing native plants that were then replanted on site. This initiative has resulted in the planting of 30,000 shrubs and grasses, 600 trees and 500 palms. The landscaping not only enhances the beauty of the resort but also supports wildlife habitats and helps manage erosion.
During its construction, Zannier Hotels Bai San Ho faced significant challenges, including heavy rains and a government-mandated lockdown. Despite these setbacks, the project was completed on time thanks to the dedication of 800 workers during peak periods. The resort, completed six years after its initial planning, has exceeded expectations, creating a haven that reflects Vietnam’s unspoiled beauty and the country’s rich cultural heritage.
