According to CNN, the project was built on a triangular plot of land in the Dubai Marina district with an area of ​​only 2,500 square meters – quite small for a building of that height. Yahya Jan, the building's design engineer, told CNN in 2021: “The plot of land was very narrow. It’s like what you would face in Manhattan (USA) or London (UK). There were many limitations, but we had to make it a success.”

According to the developer, The First Group, the hotel will offer 360-degree views of the city, the coastline, and other famous landmarks. Guests can also enjoy the views from the rooftop pool and restaurants. Mr. Jan stated that the project also saves energy by using 25% less electricity for air conditioning compared to similar buildings.
